Mud-jacking (also referred to as Concrete Lifting/Slabjacking) is a process that is used throughout North America, where heavy concrete slabs are lifted and moved using a complex hydraulic system.

Small holes are drilled in the surface of the slab through which a slurry is pumped into the area below the slab. This slurry normally contains clay as well as other components that swell when they are wet. This material can be pumped in to fill any voids that have developed under the concrete slab, preventing further settlement. The semi-liquid, which is under pressure, can also be used to lift sagging sections of concrete that may require levelling to their original position. After lifting, the small holes are patched with concrete and are often the only visible evidence of any repairs.

This process is very durable, as sidewalks and garage pads should remain fairly stable for many years after mud-jacking.

The Benefit to Condo owners and Realtors

Sunken, uneven concrete is unattractive and can be potentially dangerous. It's can be a safety hazard on your property that can lead to a trip and fall. Removing and replacing this sunken, uneven concrete can take a few days and be very expensive; Using the mudjacking process, we can probably fix in the damaged concrete in one day,  at a much lower cost"

Mudjacking Vs Concrete Replacement

  • Costs can only 25 – 50% of concrete replacement.
  • You don't have to dispose of the old concrete.
  • Can be done in one day while replacing concrete takes 4 or 5 days.
  • Very little, or no damage to your landscaping; sod will remain in place.
  • You can use the repaired area in as little as 4 hours, even for vehicular traffic.
  • No need to worry about new concrete matching the old concrete.

 Common Mud Jacking Applications

  • Patios and porches
  • Pool decks and Hot tubs
  • Sidewalks and Walkways
  • Driveways and Garage floors
  • Stairs and steps
  • Warehouses and Factory floors

Important Facts Condo Owners should Consider

The first and most important consideration is the condition of the original concrete slab to be repaired. If the surface and overall integrity of the concrete is still in good condition, then mud-jacking is an option. This favourable condition can include cracks where individual sections of the slab have settled. Even large cracks can be closed considerably when lifting the heavy concrete pads. If the surface of the concrete is damaged or spalling or the concrete is crumbling, then mud-jacking may not be possible or simply a waste of money. In this case,  concrete removal and replacement may be the only practical option.

The City of Calgary

The City of Calgary is a big advocate of mudjacking. This what they say on their website

When is Slabjacking Completed?

The Slabjacking program is publicly tendered and awarded to a pre-qualified contractor. The work begins once the frost is out of the ground and lasts for the June – October construction season. Slabjacking adheres to the City of Calgary's Community Standards Bylaw 5M2004 [Noise] regulations for construction and only occurs during the following designated hours:

  • 0700 – 2200 Monday through Saturday
  • 0900 – 2200 on Sunday and Statutory holidays

What are the Benefits to Slabjacking?

  • Eliminates trip hazards to improve safety and reduce potential legal liability.
  • Slows or stops deterioration of the pavement or sidewalk.
  • It is more aesthetically appealing than temporary patching.
  • It is a quick procedure with minimal inconvenience to residents and pedestrians, and can be done without disturbing the surrounding landscaping.
  • The process is more cost effective than sidewalk replacement.
  • It helps conserve resources and reduces both waste and pollution.
